Looking to invest for the 1st time and interested in the BRRRR strategy but I dont want to be a full-time REI. So my question is how important is the last R in BRRRR? Is this type of strategy good for someone who only wants 1 or maybe 2 properties?

Hi Karen and Louis. I’m in the Jacksonville area and also looking to do more long-term investing. Do you have any goals set and figured out a certain strategy?

I'm looking to buy my first rental within 2 years (max!) and interested in the BRRRR Strategy BP talks about. What about you?

So I've been practicing going through the numbers on a buy & hold strategy and learning what to look for in overall price, rehab, income, expenses, taxes, etc. using the BP calculator.  But just curious if anyone has bought anything that didn't make sense on the calculator or if you made a purchase that didn't make sense using your own spreadsheet/whatever you use.  Was it a good deal?  Bad deal?  and what were the reasons that you didn't foresee?

@Craig Curelop I’m all maxed out when it comes to time on side hustles. I have a good one though - home inspections. Meeting real estate agents and seeing lots of homes and learning to see what would need fixing and what can wait to be fixed before it’s livable/rentable. Full time job plus the side hustle plus a full house... just looking to hone any skill I can till I can pull the trigger. I don’t see myself as a huge real estate investor but looking to get 2 houses in 7 years. I feel like that’s a good goal and something I can do without putting a young family under too much pressure and risk.

@Jason DiClemente Thanks Jason. Curious about your comment. My warning flag always goes up when people say invest with less than 20%, but in all honestly not sure why. Isn’t that more risky to invest with less money down?
