@James Sotipalalit , for buy and hold, the discount to market value isn't as important as it is for flipping.  It's more important that the rental income more than covers all expenses including your financing costs so you can make a profit.

So, how do those numbers look?

@Alan Gordon , you need to market for potential sellers. If someone has already identified themselves as trying to sell, then they are probably listed on the MLS.

So, check out the "Marketing" forum and read about marketing for motivated sellers.  Quick answer is that is involves posting ads, bandit signs, doing direct mail etc towards absentee owners, probate properties and other lists.

@Ian D. , since you mention wanting to "protect them" you should talk with an (asset protection) attorney.

I follow him on social media and know they were backed up in initial orders (offered specials to people who are already customers of his) so it might not ship right away.  Not sure why he didn't release it simultaneously on amazon.

I have a ton of books waiting to be read on my shelf right now or else I would have ordered it already.

@Brandon Proctor , the same thing seems to happen when I do my searches... it just means that information isn't reported by the county so you won't be able to filter based on that.

@Jacqueline Williams , spend some time reading about wholesaling here (there is an entire forum)... basically, you get paid the difference between what the buyer is willing to pay and what the seller was willing to accept.  So, you focus on finding great deals.

Well maybe that is what I missed.  So I assign a label and then how do I list it if I want a list of all emails for one specific house? 

 I was just looking at my gmail inbox a bit more... you can move emails out of your inbox to the corresponding folder (ie "123 main st", "135 main st" etc) or you can just leave them in your inbox and label them with the same titles.  You can create as many titles as you want.  

Then, underneath the normal, "inbox" "sent" "spam" folders, you have all the folders listed.  Just click on the one you are interested in and all the emails you put into that folder or labeled that way will show up.
