@Jaysen Medhurst Interesting. Well, I'm not sure they're gone for good, but as of now it seems they have been climbing from what I have checked. Specifically, I put in an offer on a property with pre-approval for 3.25% with Ally and now I see the rate is around 5.5%. That's for a 30 yr fixed primary residency mortgage.

Hope you have more cash than me for the upcoming days my brother!

Looks like a double whammy with mortgage rates jumping up a lot. Pool of buyers about to be drastically reduced with all given factors. Cash buyers are going to do outstanding.

@Stephen McDonald I’ve always wondered the same. The price tag doesn’t come close to matching the benefits, but somehow tons of people pay it.

It gives me a calculator? Ok that’s nice, but not for that price.

I think people unadmittedly use it as a status symbol a little bit too. Makes them look cool and seem to know more ;)

I would love someone tell the flip-side of these stories about how they increased their debt through the roof to build their RE portfolio. Any BRRRR folks or anyone else care to tell theirs? All that debt sounds good mathematically, but in times like this does it still sound as good?

@Alice Huang Home value is shooting through the roof throughout Texas, but San Antonio is the most affordable like people said.

I lived in San Antonio for 8 years and have a rental house there that is doing well. However, like the rest of Texas and most the US, the 1% rule is almost impossible to get now as the home prices have been soaring while rent prices have been more stagnant.

I live back in my hometown of Waco now, where amazingly homes are going for more and selling quicker here than in SA. Weird stuff going on. And rental prices in Waco are much less than SA.

There’s another recent post about people on here talking about high vacancy rates with their SA rental homes. Sitting vacant for months despite low rents. I haven’t had that issue because of the location I’m in, but others are struggling in other areas.

I filled out the form to inquire about their services and it mentioned a 15-30 minute consultation. I never got the consultation, but was politely told my portfolio is probably too small to pay their annual fees (starts at $2500 and goes up). What I did get, was on a marketing email list that sells their other virtual products. Wasn't for me.

@Heather H. Hi Heather, I have just one SFR rental in San Antonio, but I've been renting it for 5-6 years and it was vacant for a week or two when I first listed, but hasn't been vacant since then.

I’m surprised to hear your problem, so I’m thinking it must be due to your location. Mine is near 1604/i10, near many major employers and UTSA.

Another thing I have done is set my contract schedule to the UTSA school schedule (and really all school schedules). People across the board move a lot during summer after school is out. That could be a big help going forward. I did a few 11 month contracts at first until I got the timing right with contract renewals.

@Ben I. Nothing to worry about. All bark, no bite. Empty threats and bullying. Don’t be controlled by fear. Especially if you did no wrong!

Now send me $1000 for my advice or I’m going to sue you!

My bs threat should scare you as much as theirs...none.
