I am asking this question in the Pro area because I feel I may avoid some "gurus" responding and a better chance of getting a more invested answer.  I feel like I could use a coach to help keep me going in the right direction, that is mainly flipping houses and that can answer questions on how to best invest the money I have.  One on One can be very expensive but very small groups would be good and not make me go broke. I already am a member of our local RE group but maybe looking for more.  Any recommendations?  I am in the Memphis, TN area.

We have flipped two higher end houses ( well one and trying to sell the second) and have two lined up for this year. These will actually be tear down and builds. I have also found a couple houses that make sense for BRRRR but am so cash strapped that I am going to have to pass on these and may have to step out of one of the tear downs and builds. If my flip sells soon we may be alright but I don't want to miss out on these deals. Anybody have some good ideas?

Are IRS tax lien handled the same as property tax liens?  This lien is by the IRS.

How can there be a tax lien on a house after the owners have gone thru a bankuptcy?  This house is in the Atlanta area.  I have a strong lead on this house and could use some help on working thru this problem.  PM me or email me .

We are flippers and have never bought a house this way.  We have a property the owners are thinking of filing bankruptcy. They owe $35K and the house is worth best. $44K.  We are thinking of offering $9K and take over payments.  It needs about $15K in work to get it rentable. How does this work?  How do you analyze this deal? What paperwork is needed?  Any help would be great?

Going to look at a house that might the owners are thinking of bankruptcy.  I want to offer them cash for their equity and take over their notes.  Is this still possible and/or how does this work.  This is the first time we have thought about this.
