We currently bank with Wells Fargo and Suntrust, and are looking to move to a smaller,  more personal institution.

We have learned that dealing with these larger banks, getting to know folks and earning their trust is much more difficult than it would be at a smaller bank, with that "small town" feel.

Can anyone recommend a local Atlanta bank that might be good for us?  I've heard Vinings Bank is a good one, but wanted to get some additional recommendations.

Had to get a variance for the front porch, so construction won't even start for another 3 weeks or so...

Positive:  It's giving us plenty of time to clean up the "amazon" out back!

After much deliberation, we decided to keep the existing foundation and exterior walls, and go up from there.

Although I received advice from some folks much wiser than myself, to tear completely down and build new, we decided against it.

Mainly because we have not done a new construction job yet, and we all really wanted the experience this one will give us before we embark on a new build.

We are scheduled to close on a property in a few weeks down in Decatur GA.  We are still trying to iron out the details on the renovation strategy.

We know we want to go up with it,  and double the square footage.  Originally, the plan was to gut the existing structure leaving only the exterior walls, and do a whole new floor plan downstairs, working with existing window and exterior door openings (as much as possible.)  Then obviously adding a second story.

Another investor recommended that we demo everything down to the foundation, including  exterior walls.  This giving us more freedom with new lower level floor plan, and not costing much more to do.

The existing house has  brick veneer over the studs on all four sides, and originally we were planning on leaving all that in place and painting, while adding hardie plank siding on the upper level.

With this new idea of tearing completely down to the foundation, I am wondering if we will be incurring more costs that necessary.  (All new framing of exterior first floor walls, along with all new siding on the lower level as well.) 

Has anyone had to make this sort of decision along their journey?  Any thoughts or suggestions are much appreciated!

We are in the planning stage of a fix and flip project.  We are a licensed contractor and have always done our own framing. (Minor floor plan changes and smaller additions)

This project we plan to add about 1200 sq.ft. and would like to sub out the framing work.  Can any Atlanta folks recommend a good framing crew we could get in contact with?

We would act as the GC and pull all the permits, but would need an outfit that is lisenced and insured.
