@John Berg we were probably closer to $100/sf...  There were a few things that could have been done different, and a some expenses that should have been avoided.

We are doing another very similar project right now.  After learning so much on the last one, about $90/sf is our goal on this one.

@Mike Hibbs we finished up this project and are scheduled to close at the end of the month.  It was an adventure, as it was our first undertaking of this size.  We made some mistakes, but learned a LOT along the way.  We are gearing up for another very similar project, and are pretty excited to see how much more efficient we can be.

@Jody Young I think we will have saved a decent amount of money not having to demo and poor a whole new foundation.  We did have to add a couple large footings for new load bearing post locations, and also did a small addition on the back of the house.  So there were some foundation costs, but for the most part we were able to use most of what was there.

Due to setbacks and the narrow lot, a new footprint wouldn't really have given us much more square footage without doing a very narrow/deep floor plan. Hence why we decided to go up with it.

@Aaron McGinnis AFTER ALL...  It was a challenge to keep exterior walls and trying to use existing window locations.   In the end, we re-framed several of the window and door openings.  Next time on something like this, we will most likely take all the walls down, and probably completely demo the floor structure, as we had to replace numerous floor joists and level out the rest anyway.

It has been an adventure for sure!

The brick veneer all came off after all.  We saved the foundation, most of the floor structure and 3 of the 4 exterior walls.  Everything else is new.

I will post more pics once i get them a little more organized, but wanted to get something up.
