Thanks for your prompt reply. Thanks so much for the infomation. If it's not to much trouble I would love to have a name of an attorney. If you have a management company that you could reccommend that would be awsome to. Would love to just sell and cash out on the properties so we can reinvest and take advantage of the deals, but in the mean time the L/O is worth trying.

Hi, Rehab,
Wondering if you have infomation on Landlord laws.
We just fired our Management company in Vegas and have taken over managing ourselves. The Tenant has sent us the rental deposits, do we have to put it in a trust account and if there is interest accumalated does is it sent to the tenant when the lease is up? Also we are charging 850.00 for rent and they want to stay for another 2 years, their lease is up in Dec. Great tenants and don't want to lose them. We could probally get 950 for rent . We wanted to take advantage with the equity we have built up and eventually sell. Any suggestions on how I can renew the contract for rent.

Also our other property has been up on the market and the agent has suggested a L/O. Any suggestions on who can draw up a contract?

We bought theae properties in 98.

Hi Everyone,
Thanks so much for the warm welcome. I live in Chico California but originally lived in the Bay Area. We have been investing in SFH since 1998. We have been very conservtive in out investing over the years. Our properties are in Vegas, Az, and Tn. We bought new properties and held for at least 10 years. Reading some of the blogs has already been very informative for us and we hope to have some new insights on what to do for future investments. Unfortunately because of several factors we are trying to sell one of our properties in Vegas. Because of the market however the agent is suggestion a lease option in order to have rent and protection for the property not being trashed. Never having done this is a little scary. I am told that most of the options are never executed. The house has been on the market for 2 months so far. We are up against many builders sell offs. Any suggestions?

IN 98 we actually talked to Marshall Reddick on the phone. I have never gone to any seminars but at the time we spoke to him I think that it was the start of the big network. He gave us suggestions on where to invest and I have to say they were pretty right on target. His ideas are reasonable but I agree that greed has got in the way! To many investors in a given area or development and very unethical property managers and agents. You have to be very careful and do your homework.

Hi am very new to the web and am very interested in Bridgepoint Pre- construction. Have talked to one of the investors and given a very detailed aproach of the companies ideas and investment innerworkings. I am still unsure if as an investor if the safe guards are really as in place as they claim. I want to make sure that the property is reassigned and that I am not forced to close on the property. They however seem more highend investments then Axiom which I did contact too. I just dam leary of pledging 100,000,00 in order to join. They also claim in order to join it is by invitition only. Has anyone been involved with this group?
