The septic sewer issue happened with an agent in my office. I can't remember if it was the buyer or seller but my broker uses the story to remind us to double and triple check during due diligence time.

My first deal I looked at the MLS every day and found a good bank owned property. Saw it the next day before the keybox was on. The home was only available for owner occupants so we moved in to get it at a cheaper price. We've about to buy another home and make this a rental now that we've fulfilled the time we had to stay.

@Leslie Peterson I'm so excited to see you on bigger pockets. I've been recommending you to people on here because of how smoothly you handled the last closing that was hard money and an LLC like it was no problem. Speaking of we should be closing that flip next week the buyers are just finishing up conditions.

@John Hill Mountain America Credit Union has an investor loan with 10% down. I don't know what the name of it. Brett Villinga works in Utah County but he is an awesome loan officer. I've had buyers who are from the corporate office in SLC and they choose to work with Brett because he gets the job done fast!

@Jared Johnson It's Salt Lake Real Estate Investor Assosication and I'd guess the other is Wasatch Real Estate Investor Association.

@John Lindemann that is an interesting law to have in OK. To answer your question on what your agent will do for the buyer is help them with the contract, inspection, appraisal, negotiations and getting them to close or settle whichever term you use.

 Does the buyer want the 3% you would have paid another agent in a price reduction?

It depends on the city. There is some development going on in Perry, Honeyville, Willard, Brigham City.

Why can you not sell the land? I'm curious what a reason would be.

I had the copper water pipes stolen from my basement and it only cost $2,300 to have the flex pipes put in a 1800 square foot home.

Great then if you where to sell it I would do so in the next few years which is your plan to avoid the taxes. 

My debate would be is ifs the home fits your rental description is it a home you'd want in your portfolio or do you want to invest elsewhere like multi family or commercial?
