Yeah no shame in getting that type of cash flow in a C area. I've been digging into the central valley as well. One of the things I'm coming up again is the insane amount of competition for deals. Given that, do you have any insight @Brian C. into why the large property owner/builder would go off market for those properties as oppose to list on the MLS when right now they can seemingly get multiple bids/full value?

@Brian C. great numbers on those! Were those off market deals in Fresno or were those off the MLS?

I also have tenants paying W/S/G, which I need to do a little more research to understand if that's normal in my market.

@Diane G. it's a duplex. Tax could be off, more likely closer to $175, asking price is around $200k but I have it calculated at $150k as my purchase price. I'm messing with the purchase price and finding out what I would pay for the property, but my main question is around lines 2, 6, 7, and 8. Am I estimating my variable expenses too high or am I close in that regard?

Hey all,

Wanted to get your opinion here. I'm investing in California, and have been looking at a number of duplexes. After gross rent, I'm deducting an immediate 30% off the top for variable expenses - Vacancy at 5%, Repairs at 5%, Capex at 10%, and Property Management at 10%. Am I being too conservative where I will make it too difficult to find a deal at all based on those assumptions?

In the example below, I'm left with $323 in monthly cash flow with a cap rate of 7.7% and CoC return of 9.1%, which doesn't seem high enough for me to pull the trigger. Below is the pro-forma to take a look. Thanks!

@Jake Murphy as a newer investor as well, can you shed a little bit of color on how you deal fell out of contract? What was wrong with the financing on your end and what will you do in the future to make sure it doesn't happen?
