Hey all, I'm in a crunch and need to get my hands on some exterior window shutters this weekend. Lowe's and Home Depot have a very limited selection in-store and I can't wait to have them delivered if I order them online. I've searched google to little avail and am thus reaching out to you guys, the experts and pros! Do you all know of any retailers in the DFW area with a nice selection of shutters? Thanks!

Thanks all for the replies, they've been VERY helpful and informative! (I should have clarified that this is for the listing commission only) After taking everything into account, I've decided to go with option #1 and use the Realtor who was recommended by the wholesale brokerage and who charges 1% commission. If this Realtor does a good job, then hopefully this is the first of many deals I'll use her. Also, as some have pointed out, the DFW area is pretty hot and this house is completely updated and will be aggressively priced so it should *hopefully* not need much marketing behind it other than the typical MLS listing (I will also be paying to have it professionally photographed).

I'm flipping my first house which will be ready to put on the market a week from now. Here's my dilemma; picking a Realtor! This house is located in a diverse area with about a 50/50 mix of Hispanic and Caucasian families.

Option One: A Realtor who works with investors and was referred to me by the wholesale brokerage that I bought the house from. She will charge me 1% for basically just listing the house on the MLS and handling negotiations OR she will charge me 2% and do an "email blast" to other realtors on a weekly basis and pay for a professional photographer to take pics of the house.

Option Two: A Realtor who sold my own personal townhouse and was very professional ad did a great job but will charge me about 2.4% commission.

Option Three: A Realtor who sold a nearby house to the one I'm flipping for slightly over the asking price, is bilingual and specializes in selling to Hispanic families. I've not discussed commission with him but would be willing to use him for 2%.

I figure that for each percentage increase in commission, it will cost me approx $1700-1800.

Thanks for all the advice! @Rob, it's actually a Graco Magnum ProX7, all the reviews I read online were positive and I will say it worked great! ...up until the point stopped working, doh!

I bought it from Home Depot 3 weeks ago and it worked fine up until yesterday, I pumped and sprayed maybe 10 gallons of paint through it. Now the suction tube doesn't suck prime tube doesn't drain anything. I've troubleshot everything recommended by the manual and still nothing. The manufacturer recommends taking it into to get serviced as it's under warranty, but I really don't want to deal with that hassle and would much prefer to just take back to Home Depot. Do you think Home Depot would give my money back?

Hey all! I'm flipping a house and am weighing my options if I should hire a stager or not. I really don't think I'll have the margins to pay a stager but am considering hiring a "virtual stager" or just leaving the newly remodeled house vacant. What are your guys thoughts??

Hi all, I'm flipping a house that had foundation work done a few weeks ago. There is a leak in the front of the house next to a hose spicket and I want to believe that the leak is under the soil near the spicket and hopefully not under the slab. I'm basically trying to get some ballpark estimates as to the cost to have the leak fixed if it is just under the soil near the spicket or if, worst case scenario, is under the slab?
