Investment Info:

Single-family residence buy & hold investment in Milton.

Purchase price: $135,000
Cash invested: $5,000

This was our first house purchase before we were introduced to Bigger Pockets and we did it all wrong.

After reading Long Distance Real Estate by David Greene we changed things around. We now make $700 in pure cash flow off of it every month and have held it for six years.

@Ryan Whitcher I am looking at getting Propstream and wanted to know what CRM you're using? I have heard Podio and Zoho are good. Thanks for your time! Automation sounds awesome if you have advice on that as well.

Do any of the above work with loans under 100k? 75k? 50k?

Do they work with commercial loans to LLCs?

Have you thought of moving out and renting apartment to someone else as well? Or have someone else show the house. The tenants don’t need to know that you are the landlord and that you are living there.

Peer, I am also looking at investing in Enid. Have you ventured further down that route? If so, how has it gone for you?

Eli, I am excited to hear that the biggest employers are not oil related. I am however concerned about the effect the oil industry will have on the rental market in light of upcoming elections. Have you noticed any correlations over the past decade between the oil industry and the rental market? Would love to hear your insight!

What are your expectations of your realtor?

How often should a realtor be in contact? If a realtor sends us a deal and we want to "walk the property", how long after telling the realtor you are interested in the property would you expect to be able to "walk the property"?

We are new to out of state investing. We have gone through two realtors. One because he never sent us any deals. The Second sent us quite a few deals, but was unable to make time to walk the properties for another ten days after we had indicated interest in pursuing them. In that time frame the better of those deals were gone. Upon speaking to her about the importance of timing she said she was too busy to see deals quickly and recommended we find another realtor.

Note: We are pre-approved for a homestyle renovation loan and have proof of necessary funds.

@Abel Curiel thank you for your reply! Though we have all those documents and have told our realtor we have them, she has not asked for them. We didn’t know we needed to send them to her. I’ll send them over to her.

We are new investors. We are investing long distance and were highly recommended to a realtor in Jacksonville. We were excited to work with her. But, it feels like she has been extremely slow. It took us 11 days to be able to set up a meeting with her, then another 9 days to get a list of houses from her and over 8 days until she can even start to walk properties with us via Skype. Is that normal?

I know good realtors are busy... but it has been discouraging to have been pursuing this for a month and have yet to “set foot in a property”. Should we find someone else?

That is EXACTLY the process I use. I am trying to streamline my pre-screening questions by creating an online form. I tried using google docs but anytime I share the link publicly (eg. on my properties Zillow profile) it allows the applicants to edit the questions as well as the answers. Not a fan! Have any recommendations on a form website that I can share a link publicly? The only one I know of is Surveymoney.com. I want to use it because of ease...but I feel like it is unprofessional. Thoughts?
