If your offering over asking and the agent comes back to you to offer 10x the over amount you put, THATS SHADY! I’m an agent and I’ve never heard of that, there is many reasons why this might happen but 3 things come to my mind:

1 your market ie. New York, Denver, etc….

2 comps on the house were not set correctly 

3 depending on the size of the house and the price then maybe.

You never disclosed any of this information so I’m going off my head of why this would not be shady but it sounds like either of the 3.

As for commissions that’s not what drives your agent to make you up the price.

Seeking an individual that would be interested in making great returns on short term private lending.

-Secured by the property

-Short term in and out 6-12months

-Double digit interest rate payout

-Lending with experienced property investor

-Inside tools (I am a licensed real estate agent) allows for accurate comps in that specific property area

-2-10 deals a month, depending on market and lender expectations

-equity already built in (property is undervalued at purchase by 30% to 55%. Meaning lender funds already secured 100%+ if property project failed at 100%.

-Over 10 years experience investing in real estate without failure (may provide proof and track records)

We are in a position to scale up and seeking only private lenders at this time.

I own property in Ferndale and manage there as well that's way too much if you like To PM me I can search on my back end on the MLS back logs.

Why don't you say YES! Give them the price you want and then hear the phone click. I don't mind phone calls and texts I send them market value and they usually say thank you or they give me their story how they have to make a profit and it's a business bla bla, and I totally understand. So I just tell them I can list it tomorrow on the MLS if I want to, your asking me if I want to sell and yes I do! Everything is for sale…….at the right price :).

Your right, on many things. BUT what if I told you that I closed with a wholesaler 3 times? 2 of the deals he raised the price and literally became an auctioneer, and after those deals guy never sends me deals? 

What if I told you a fellow BP member from Cali was buying in my area that I invest and happened to mention that the guy selling him the house has a few more deals that he needs off his plate and that guy was the wholesaler I dealt with. And in the end what if I say it doesn’t matter there is one thing you have Jerry and that’s respect nowadays I feel 90% of people general have no respect for anything. And the new thing is equality I love that you gotta treat people nice even though they treat you like trash. So I wish there was a great wholesaler local I even tried to hire cold callers to call properties so I can buy, but with Covid and ppl taking advantage of it I’ll just have to wait. I’m calling and doing as much as I can but with a family, job, running the business of rentals and rehabs there is just little time in the day to do it.
