Please keep us posted on the outcome. I'm learning there are very creative deals to be made as long as the seller is motivated to unload a property.

Just curious- you stated you compiled a list of homes that were free and clear in your neighborhood. How did you go about doing this? I am interested in buying a rental in a neighboring town near my city and a list like this would be great. Any insight would be much appreciated!

This is frustrating. As a newbie, my first interest is the wholesale strategy. I'm in Cleveland, Ohio and hear that it is illegal. But I'm sure many are doing it. There HAS to be a legal way. I just hope I can find the right people to help me learn and understand this!

Thanks James! I am saving every penny possible and hope to embark on my first venture this year....early next.

Buy and holds are my primary goal, but eventually moving into commercial real estate. However, I have become very intrigued with the wholesaling strategy. Upon research, I am finding that Ohio does not allow this unless you are an agent?? Other sources say this is false. As a Cleveland expert, do you know if this is accurate or how I could learn more?

Hi BP nation!

My name is April from Cleveland, Ohio and I have had a passion for real estate investing for years. Now 34, it's time to get started and I am so happy I found you all! I am in the learning stages, but so excited to get my hands on my first deal. So, I am learning patience:-)

I guess the unsolved mystery for me is buying my first investment property as a current homeowner. I see many posts about living in your investment for a couple of years, then renting it out, but I didn't do this. My home is purely residential for my family to grow into. I have no plans to sell anytime soon.

Needless to say that with a mortgage and other expenses, saving is super tough. I mean, is it even possible to start buying properties at this point? What should be my first step since I already own a home. Ugh, any ideas and thoughts are super appreciated.
