hey welcome, shoot me an email if you have questions.  Angelina

Hi, i always get last month and one month in security deposit, plus a security deposit for each pet.  Hope this helps.  This has worked successfully for me so far.  Angelina.

yes, thank you, i actually didn't notice that you were the agent so i was reading the whole post wrong.  so now i understand.  Angelina.

@Angelina LazoStefanini First, I found the deal on craigslist. Then I contacted the buyer, did some leg work getting info and we came to an agreed upon price. I wanted to get paid a commission for the work so I requested the seller pay it and he agreed. This is normal for the seller of the property to pay a commission since I the agent brought him a buyer.

If I was buying this property for myself I would have not asked for a commission but just done the paperwork for the deal.

My broker is entitled their cut of my earned commission as this is a agreement between the buyer and seller with me being the "agent" in-between.

Does this help?

i'm just curious, i've been following this topic. i had considered going to this meeting not long ago but i really don't like sleazy types and guru types. i have a few rentals and i'd like to meet other landlord and down to earth folks. my question for the people who are commenting on this meeting is... have you actually been and know that this is what it is like or are you just making a general assumption and putting out a general word of caution?

Angelina.

@Jason Johnson This isn't very uncommon. I recently found an off-market deal for an investor. I let the seller know I had a buyer and he agreed to pay a commission. We wrote up the PA for the agreed upon price and made sure to add in the seller would pay my broker x% commission. Nothing special and I have done this quite a few times in the last 12 months.

Hi. Thanks for sharing this. Can you explain in a little more detail how this works? If you found the deal, why did you have a broker and who was it that paid the commission? Also, just curious what method you used to find the deal and the buyer? It sounds like you were doing all the work but still the broker was collecting a full fee?

I'm asking bc I'm in a similar position where I'm wanting to buy off market deals but I also know an agent who buys investment properties and is interested in working with me and might be an asset in helping me assess the market, certain Philly neighborhoods I'm not as familiar with, etc as my other properties have been out of state or in the county. So I'm about to meet with her and a little unsure how to pair off market deals with an agent.

Thanks for your post. Angelina
