Springfield is interesting to me, San Marco and Arlington are also great areas for rental properties. How much capital your playing with will really determine what area you should be looking at. More than happy to chat if you would like to PM me.

@Danny Mak including my self into this thread to follow. I was talking about this today to an associate. I would love to connect on this if anyone has any information. There are little home/ container home production company’s that offer product for 40k 2/1 w/ a deck. Tack on land for 10-15k and maybe $1500 to $2000 to wire and install plumping. Somebody had to have had success w/ this and use as a short term rental.

Hey @Nolan Yamada.

I am sure you have done quite a bit of research. However, the best thing you can really do is shop around and see what products are currently available. Many insurance companies offer short-term rental insurance as a rider policy, meaning it’s added onto your current homeowners insurance policy to give you additional coverage for Bnb's. Some do a flat rate which is probably where you are seeing 2/3k and some do it on night that there are guests on the property so it may be a little lower.

@Jonah Bosma If I was in your position and had a VA loan available I would buy a duplex,Triplex or 4-Unit if you could find one. Once you move, your net cashflow should be high enough to where you have money flowing into your account every month and hiring a property manager wont break the bank.

Hey @Jonah Bosma, welcome to the forum. Since it seems like you may be picking up again in 4 years it really depends what your end goal is. Are you wanting to buy more properties? Are you open to hiring a PM in four years to manage your investments? There is quite a few options, but again it all depends on what your trying to accomplish in 4 years.

You could:

1. Rent

2. Buy a home below market value, fix it up, force appreciation and sell in a few years (live in flip)

3. Buy a home below market value, fix it up, force appreciation and rent it out (hire a property manager)

4. Buy a home below market value, fix it up, force appreciation and put on Airbnb (hire a STR property manager)

Either option you choose you can get into a property with low or no money and only have to occupy for a certain amount of time before moving.

Hey @Caroline Yaun. I wanted to throw my name is this thread to introduce myself. Just re-located to this area actually and picked up two doors off-market fairly quickly (FSBO had two houses got lucky). MLS is slim pickens right now in my opinion. I would really like to see how prices, travel, RE inventory etc etc change once COVID cools off. Feel free to PM me to chat in more detail.

PS: biggest opp for me in 2021 is scaling my network in this area, maybe you can help.
