Hey @Nancy Bachety we love those areas. St. Augustine is an incredible place for a STR. We are hunting for property there for our personal portfolio just so we can get away on the weekends. Also very familiar with Amelia Island, I was up there playing golf last weekend. Such a pretty area.

Hey @Clay Massey go ahead and PM me and I would be more than happy to give you an example proforma. 

To answer your question in short, gross 25k yes. However, it depends on the property, location, and furnishing. 25/26k a year gross is only $90 a night at 75% occupancy. Also, keep in mind if your managing your property correctly it will not stay at $90 all year. Slow season may be $85 a night holidays may be $110+ a night. This is a crappy answer but it depends lol However, more than happy to run the numbers for you vs a traditionally long term rental!

Could not agree more with @Damaso Bautista, he hit the nail on the head. The odds of your realtor bringing you an off market deal is very slim unless they are either very well connected or very investor focused. It is a hot market, for on market properties. This does not mean you won't find an worn out landlord that wants to sell.

Try this: 

1. find a free lancer on upwork or fiver that specializes in pulling lists.

2. Have the freelancer pull you a list of non owner-occupied 2-4 families in the zip codes you have interest in living in.

3. Do yellow letters but also cold call through the list. 

4. If you don't get "yes, we have interest in selling" ask for a referral to someone who might be. 9/10 an investor will know other investors. That should be your source of off market deals not relying on a realtor.

I echo what Greg said in an earlier post. 

"Right now, more than ever, I think it is a great time to consider buying rentals before your primary because interest rates are so low. If you can use the capital you would've spent on a down payment on your primary to buy 3-5 rental properties with 4% interest on the loans or less, you've set yourself up to be on your way to financial freedom in the next 10-20 years."


However, to add to that house hacking is such a powerful option to get your feet wet and accustomed to managing a tenant or tenants. I would talk to a lender first. It may not be as risky as you think. For example you could find a $500,000 duplex for fourplex (just making these numbers up) and occupy the property for a year and only put down 3.5 percent. For the same downpayment as putting 20% down on a rental property you could walk away with not only a place to live but a few extra units to get you started. 

I would not rule out the idea of a partner as well that you could live with. BF,GF, friend etc etc.
