Lenders have different cap amounts so shop around! If the debt to income ratio will be under 43% after the loan, and she has good credit and stable income, they probably will let her go up to the maximum. Not every bank does 80% so verify that, and then pursue the ones that do until you get a pre-approval. The bank should be able to give you a good idea of what you will be approved for prior to a formal credit check. 

Start building your credit ASAP. A local bank will help you open a credit card and start building your credit as soon as you turn 18, maybe sooner. In addition to credit, they will want to see income, so focus on getting a stable income going. The primary thing lenders are looking for is "proof of ability to repay". 

Quorum Federal Credit Union might be able to do it for you! They def do investment properties for non owner occupied, just have to check on your specific location. I believe they service everywhere but Texas.

That price actually seems low so I'd be cautious to ensure they will last! Nice cabinets will increase the value / appeal of the kitchen though for sure whether you are trying to sell or rent :) You could also remove, strip, sand and repaint what you have but not sure that would be much cheaper after you factor in the time required.

Might be a great opportunity! Really depends on how much of the work they got done, and more so what parts they skipped/why they only went halfway. Are you allowed to have a GC walk it with you before deciding?

Inexpensive ways: modernize via painting and updating finishes

Larger commitment ways: 

Evaluate your bed to bath ratio - sometimes an additional bathroom is significant.

Add an ADU (adds about 75% of your main homes cost per square foot, per square foot added by the ADU)

Hey John! I know a large number of people who have switched to Hippo - everyone has great things to say. I will be doing it myself when the time comes. 

I don't know general contractors there but do know a lot of pre-fab home builders that might be a fit. Have you checked out companies like live modal or meka modular? I have worked with them before. I also know there are many others out there. Would be happy to help.
