I believe you have to pay taxes on the 20k.

@Almaz Hayet sorry hit the button accidentally, now replying to myself, let me ask if you had to purchase a replacement for at least $400k, would you identify 3 at $200k or 3 at 400k? Would the 3 at 400k be less risky in getting it? What would you do and why?

1031 exchange replacement property selection strategy

@Dave Foster Hmmm that is where I am now, will I qualify to purchase my replacement? Praying I do, and if I do not qualifying then there are only 2 choices 1) Don’t do the exchange 2) Pay hefty taxes on the boot! But I want to be rich and hope I qualify 😃

What if you cannot loan qualify to buy at the value of the 1031 replacement? Example CPA says you need to buy no less than $450K, but loan officer says no more than $250K? Are you forced to take a boot and pay the taxes? This is confusing, please help.

@Dave Foster what are the risks in identifying 3 properties and if the 3 are gone? How do you avoid this dilemma? Is dividing the purchase value of let’s say $460k into 3 at 230k a better strategy than 2 at 230k and 1 at 460k?
