There are several ways I might go with this. It is a really big place but if it is a up and down you could rent them separately and list them together for a big family or group.

Are you planning to live in the place or nearby? That might be a requirement for a nightly room rental.

I would drag @Luke Carl in here to comment. He has some rentals in FL (not in Miami) but has a better pulse on this.

My 2 cents, I would probably not do by the room rentals. I would seriously look at going the family route with this place. How much cashola are we talking? What is the nightly rate for other places in the area? Is there even another home that size nearby?


 It’s a 2 story house with 1 entrance, big tv common area, 2 kitchens on each floor,

Lowest nightly rate is 100$…

This house is more than 5k sf…and I couldn’t find anything like that around…

Then comes factoring in for furnishings, and I'm not sure of the Miami market, but I can imagine competition isn't easy. 

Pursuing STR can be worthwhile if your due-diligence checks out, but it's certainly not for the risk-averse investor.

because the layout of the property is more like a Hostel…, you can rent as a whole thing…, but I was thinking more to STR….!

Great location, 1 street from the beach,11 bedrooms, 2 floors, 2 kitchens…., it’s more for vacation staying…!

 purchasing Multi Family property with a cash ,rent it out to students and then i want finance it so i can pull the money out....
