Apparently is you do more than $500 worth of improvements you need a licence.

 Learn to cut in by hand. When you factor is the time it takes to apply tape and then come back and remove it you are not saving any time.

It in very difficult to remove tile without breaking is. Removing all the tile without breaking or damaging some of them is next to impossible. Then you have the problem of matching the tile. All of this for less than $150 in tile.. You would spend more than this in labor trying to reclaim the tile. Better to just tear out.

 Both products you mention have a free 30 trial you can download and test drive. Most other products do as well. If it were me I would download several programs and figure out what you like best.

You choose the proposal that best meets your needs. Get references, verify licensing & insurance, etc. 

I agree with art. If you are bothered by the totality of small decisions you probably need to work on defining the contractors scope of work. 

Your contractor shouldn't need to know whether you need a 1 piece tub for your hold property because you should be defining what you want at the front end. 

Provide a written scope of work that spells out what you want. When ever you have a contractor coming to you for clarification on an item, ask your self what information could you have provided on your scope of work so that the contractor doesn't have to ask you.

If I were you I would purchase a 2-4 multifamily, live in one of the units and rent out the rest. 

Personally I plan on purchasing a multifamily as my first residence. When I purchase a single family residence I will keep the multifamily as a buy and hold property. 

I can get more favorable FHA financing for an owner occupied house and lower down payment requirements. The rent from the other unit will cover my mortgage payment, taxes and insurance. This will allow me to save more money for a more permanent personal home and future investments.

I have done work creating 3d models using laser scanning technology in the commercial construction world. A Colleague of mine created a company using the technology for real estate. I don't know about pricing but would guess it would only be cost effective fro higher end homes. 

Also doing a Google search for virtual tours will give you some leads.
