Who is to say those are max rents? What happens to the cap rate when you raise the rents?

Jason Ferguson , that depends on what your plans are. Those crime rates should dictate how you manage the property, how "nice" you make it etc. Are you wanting to rehab and increase rents?

@Tiana Walker, congrats on pursuing a deal!  I will give you my very short answer, and if you need I can elaborate.  2 things:

1) Do you know and trust this person?  Do they give you the impression of a snake?

2) You will have what is called a Buyer's Agency Agreement, a contract that legally obligates the agent to put YOUR interests above their own.  If you do find out they "steal" you deals (which is unlikely), you will be legally protected.

This will be a learning process to find a good agent, build a relationship, and keep them on your team.  I would recommend interviewing multiple agents and tell them your intent.  Ask them specific questions about their "investing."  This will help you decide in they really invest or just help other investors.  Hope this helps!

@Shane Harrison, were you able to find a recommendation? I can give you the name of the attorney I have been working with.  I know they deal with banked owned properties.
