I would suggest starting a business.  That is where the money is made.  Then, deploy those funds back into the business, real estate and the market.

Don't do anything until you are well educated and have a clear goal and strategy.  You are approaching "retirement" and your risk tolerance might be a lot lower than someone 20+ years from "retirement."

Who are the owners?  Does each owner have the same goal?  Make sure everyone is on the same page.  If it has positive cash flow, I would continue renting it out.

@Jinyu Shao - Is there any way you can keep it with positive cash flow?  If you do not need the money, it might be worth holding.

Do nothing until you develop a plan.  Stick it into a savings account and educate yourself.  

If I had a windfall of $150k today, I would split it up between:

-  The market (Vanguard Total Stock Index)

-  Real estate 

-  Cash  

-  Beer

@Hadar Orkibi - I am south of I-630, but not too far south.  Development should start soon.  I also hear there's a Trader Joe's coming to town.  It'll likely be in West Little Rock, though.

@Mark Rogers - I didn't know the golf course was closing too.  Wow!  They are really turning that area around.  I see a lot of new development in the Pettaway district as well.  Thanks for the insight.

I have a rental property in Little Rock, AR less than half a mile from this new retail development in Little Rock, AR.  Raising Cane's, Uncle Julio's, Chili's and Starbucks are just a few brands planning to occupy space here.   For those of you familiar with this market, how do you think this will effect appreciation/rent?  What have you experienced with your rentals near a major retail development?  Any other thoughts in general?
