 Hey Sam! I love the southside of Chicago  for many reasons number one property is relatively inexpensive to acquire number two after repair values are excellent! Number three there is a housing shortage for rentals!

 Chicago the third largest city in the US is on fire! ( no pun intended! LOL ) I've been investing for 25 years and have not seen a sellers market like this, particularly on the southside! I sold a property during the winter Mid rehab! I sold another property in nine days full ask price! compared to the rest of the US our taxes are very low. Also there seems to be a migration into the city areas as a post out to the suburbs with taxes are much higher and cultural  events and other things of interest abound!  Things are great in the Chi!

hi Felix! I have been down to south bend.  I would describe it as a one trick pony town. Yes you can buy properties extremely cheap there but the flipside is that once yoI've rehabbed them, recouping your rehab and purchase money will prove difficult because of the low property values .  Great buy and hold area only if you let the cash sit in the property. I focus on Englewood  in the city because of the higher after repair values of the multi units .

I advise new investors to invest in themselves by using 100% financing available, which is a combination of lines of credit and hard money.It is largely credit score based, which requires no collateral, or down payments .
