To identify or get a list of REOs before they hit the MLS, it is recommended that you BUILD RELATIONSHIPS with many qualified realtors. As soon as they receive a property, they will give you the info before they list it if you have that kind of relationship. And buy the property through them so that they get the full 6%.

The decision to complete repairs before closing a deal is really a judgment call. In your situation, I would say yes because of the nominal amount it is going to cost you, and the amount it will save you in the long run. You may see if the seller will pay for it as well so you are not putting money into a property you do not actually own yet.

Keep in mind that Craigslist is just as effective as eBay, if not more so. This media has been successful because of the sheer number of sellers and buyers. However, internet media is highly competitive since so many other people are also advertising properties and/or services. Using print media such as the newspaper is advantageous because your local area could be targeted.
