I would love to have the ability to buy in strong markets and not be limited by the area but at the moment I need to find something local that I can live in and commute from. Makes for a very slim market. Just trying to find the right fit to get me started. Thanks

@Paul M. Thanks Paul, I would be living in one and updating it. Swap units, rinse repeat till they were all complete. Should result in massive savings on labor and rent. I will have a look at the links, appreciated.

Just a side note, seems to be in the better part of town based on value and crime. Looking forward to others input

Thanks Shaun, I actually did see the post was for a price drop. I am always weary about multi's that seem to be prime for cash flow that are for sale just because why would someone sell a money maker. I am assuming in this case it is because the overall scope of the needed updating

I have been making an effort to get into my first Multi, but it is slim pickin's in my area (south/ east Massachusetts). It seems investors are scooping up the cherries before they hit the real estate websites. This 4 family came up today. I haven't gone and seen the property but the positives seem fairly obvious. 3 units currently rented, reasonable price (not great), near public transit, one bedrooms, from the street view the neighborhood looks nice. Thought i'd post it here and see what a few of our veterans have to say.

I can't find many comparable rental properties but I would be asking $1000. This website says the average 2 BR in this area is rented for $1093.
