Denver Homes for Sale at 23 Year Low!

The numbers are absolutely staggering. According to the latest report from Metrolist, the inventory of is at a 23 year low. Talk to any of our agents, and they will tell you just how difficult this is making finding buyers homes.

From The Denver Business Journal:

The number of homes available for sale in metro Denver dropped to the lowest level for a January in 23 years, according to a Metrolist Inc. report issued Friday.

That inventory level stood at 7,094 homes, 8 percent less than in December and 32 percent less than January 2012, the report shows, further bolstering the emerging seller’s market.

Though at 2,953 the number of homes sold in January was 13 percent lower than the previous month, it was still 20 percent higher than a year ago. And the number of homes that went under contract last month jumped 43 percent from December.

This incredible lack of inventory has completely changed our approach with our buyer clients looking at Denver homes for sale. In the past, many buyers would take a day or two to "sleep on it" before they wrote an offer. Now, many times the first day a property is listed there are several interested parties and we need to explain the urgency of making a strong offer fast.

We also consider to emphasis the prime opportunity to sell for our clients looking sell. While spring and Summer is traditionally the best time to list your home, if you are able to list now, the total lack of competition can make your home stand out and help you get top dollar.
