

How to buy your first property if you live outside the area
At the time i am writing this article, i am in the process of acquiring my first property in the US. I am looking for a 160 unit multi family in Kansas as a value add. C to B Type. Mismanaged properties. Long term value add, as a cash flow play.
Why 160 unit? Why not? The main challenge here is, you don't have eyes down in the terrain, so you don't really know the difference between street 1 and street 2. So how can you do this?
Economies are made of Businesses. Businesses are made of People. You are in the People Business, so you have to figure out a way to get people you can trust out there, so you can get this done.
The first is to network. Network a lot. Brokers and other investors so you can be on their minds if a deal in your ballpark presents itself. You either get on the Brokers buyer's list or the investors let you ride on their deals.
So the key here is what do you present of value? Why would they need you? Why would someone that already has 5,000 units would need you? Why would a broker that lives on commission be wasting their time on you?
You either have all the money, or you put a deal together. That's pretty much it.
I know what you are thinking. I don't have all the money. But you don't need to . If you have a great deal you can present the opportunity to other people so that they can come on board with you and make this a reality. On the other hand, if other investors you meet like you, you can present their deal to investors you know, so you can get the remaining capital required to get on board as well. So to sum up what you have to do here is the list:
1-Network with people that are able to get you what you want. Make a list and reach out. Podcasts are a great idea, because you allow everyone to know what you are looking for, people can see the people you are interviewing and they get more business. It is a win win for both.
2-Look for deals so that you can present them to other investors. When they look at the numbers and it makes sense, and as long as they like you and the deal, there is no reason it won't move forward. I believe that there are way more money parking that there are deals put together. It is supply and demand. People that have money need to put it to work. You are doing exactly that. Presenting an opportunity that solves a problem.
Keep building your reputation and connecting with people, and you will be walking closer to your end goal.
