The Usefulness of Hosting an Open House Debated

 Many real estate agents might say that hosting an open house is not a good idea. Typically, open houses require a lot of time, and effort on the part of real estate agents. Most REALTORS will tell you that a home can be moved just as quick using other resources, such as the internet, or other media resources. But the fact remains, arranging an open house can be one of the better ways to sell your home.
 
 Many home buyers would prefer an open house over photos and ads posted on the internet in order to appreciate the full beauty of the home. There are times when potential buyers do not want to set appointment with a real estate agent to take a look at a property that they find interesting. An open house allows any potential home buyer the opportunity to look around your home without feeling too uncomfortable. The idea of holding an open house is to allow potential home hunters the ability to get a real feel for the home they may want to own.
 
 There may be some real estate agents who tell you that property photos or videos are an easy and convenient way to put your home up for sale, but the fact remains serious home buyers typically prefer to actually browse your home since pictures and videos can sometimes be very unreliable. Home buyers who take a walk through your home will have the ability to view the overall look and feel of the property first hand. It's a great way to give buyers a real chance see, hear and smell every small aspect of your home.
 
 If you're REALTOR is planning to arrange an open house, make sure they advertise your open house as much as possible before the planned date. There are several ways they can advertise your open house. It can be advertised in a local newspaper, distribute flyers, and have good directional signage. You're REALTOR may also advertise it online through their website. The key to making you're open house successful, is to get as many people through the door as possible.
 
 Another important aspect when selling your home is to make sure that it is in tip-top shape before holding an open house. It's extremely important to make sure that the property makes a good first impression, so you have to make sure that the exterior of your home is clean and appealing to attract those potential home buyers who are just driving by. Make sure the interior of your home is ready for viewing as well. You can do this by cleaning it rigorously with fresh scented products and allowing fresh, bright air in by opening all windows. By baking fresh cookies you can really give your house that comfy, homey smell, and make it more interesting for viewers.

  2. I'm an investor, not a realtor. I have an open house every time I buy a home and have it ready to sell. Its the best way to get my name and face in front of the neighbors who are always curious who we are and what we do. I have not only sold many houses at open house, not always the one I'm standing in, but I have made contacts with many people who later sell me their homes as well. I'm fine if others don't want to have open houses. For me, everyone I have means potential income!


  3. Truth be told, open houses can be good for attracting new buyers; I find that holding a broker's open is probably a better tool than a regular one, though. Attracting local agents to the property will let them know more about the property and will give them the tools to help pitch the property to their buyers. You want the other agents in town working for you, and a broker's open is a great way to do that.
