Boise, Idaho: Construction in the Treasure Valley

Boise is a happening place!  It seems like every day there are articles being published about a new construction project in Boise.  Here are some of this week’s top construction headlines in the Idaho Business Review.

“Watercooler Apartments are downtown Boise’s newest urban digs”

Los Angeles developer, LocalConstruct, has built a new apartment complex in downtown Boise at 14th and Idaho: The Watercooler Apartments.  The first 10 tenants just moved into this 37-unit complex on July 14th.

The Watercooler Apartments are described as “more workforce than luxury with an exterior that boasts thermally modified poplar siding and box-framed casement windows that offer views down the street.”

“The Watercooler apartments have seven two-story live-work units averaging 929 square feet with monthly rents at $1,500 to $2,166; four studios averaging 495 square feet at $1,059 to $1,165; 16 one-bedrooms averaging 654 square feet at $1,204 to $1,350; eight two-bedrooms averaging 768 square feet at $1,378 to $1,700; and two three-bedrooms averaging 1,084 square feet at $1,690 to $1,850.”

The building also includes a retail space on the corner of 14th and Idaho.

“The Fowler will offer 159 downtown Boise apartments in November”

Another project by the Los Angeles developer, LocalConstruct, will be opening this November in downtown Boise.  At 5th Street and Broad Street, The Fowler will be the newest apartment site with amenities you would see in Portland or Los Angeles.

Currently, 50% of their apartments have signed leases.  The rents range from $1,450 to $1,650 and include amenities like a gym, a co-working space, a community hub, an outside grill with fireplace, concierge dog walking and dry cleaning services, and street-level pizza and coffee shops!

“The Fowler will have five live/work units averaging 670 square feet with expected monthly rents of about $1,450; 49 studios at an average size and rent of 560 square feet and $1,200; 51 one-bedroom averaging 560 square feet and $1,200; 25 two-bedroom, one bath averaging 820 square feet and $1,550; and 29 two-bedroom, two bath units averaging 880 square feet and $1,650.”

“Salvation Army awaits $1.5 million before putting Pritchett School on the market”

The Salvation Army has plans set to build a new school for 125 pregnant and parenting teens in Boise.  The Marian Pritchett School and program is located at The Salvation Army Booth Memorial Campus and is a collaboration between the Boise School District and the Salvation Army that began in 1964.  The mission of the school is to provide “a confidential, safe environment for pregnant young women and parenting teen mothers and fathers who want to learn about pregnancy and parenting while earning their high school diploma.”

The current school only has room for 50 students and 30 children.  The new school will have room for 125 students and 90 children as well as access to bus service.  The school will be a two-story, 45,000 square foot facility at Emerald St and Mark Stall Place.

Currently, The Salvation Army has raised $7 million in donations and pledges for the $11 million project.  They are $1.5 million away from listing the historic Marian Pritchett School and beginning their new project.

“Aspen Valley Senior Living proposes assisted living for Harris Ranch”

Developer Scott Jenkins has previously built three assisted living facilities in the Treasure Valley and is planning on breaking ground on his fourth facility later this year.

There are 26 long-term care and skilled nursing facilities between Wesier and Mtn. Home.  But Jenkins did not see many options for this type of care in east Boise, so he will be building Aspen Valley Senior Living in Harris Ranch.  This 48,000 square foot facility will have 50 assisted living units and 16 memory care units.
