You'll probably pay more in interest than with a government-backed traditional mortgage. But you've gotta start somewhere, right?
For investors, platforms like Lending Home or Groundfloor lets you diversify your portfolio to spread risk around. You can fund all or a portion of another investor's real estate purchase, and you hold the note on that property.

Good article you pointed out a lot of options. Although, I will say that these techniques are hardly new. The turn-key and crowdfunding I have done although they were called "private lenders" and "partnerships". Really the only thing that has changed with technology is how easy it is to do these techniques and now you don't have to leave your couch for some of these transactions.
But good article pointing out all the services willing to help you for a "small fee". These techniques could have been done on your own back in the day (less than 10 years ago) but you did have to know how to do these things and now everything is on a "platform".
