How We Saved $8000 on Staging Furniture

Over the years I've spent a lot on home staging. Probably enough to buy furniture for at least 5 houses. Staging homes really does help them sell quicker, and I believe it helps us get a higher price.

So since we have several projects already in the pipeline for this year, we decided to go ahead and purchase some staging furniture ourselves instead of paying the $2000 staging fee + $300 - $500 per month rental fee.

Initially, Delaney (my super amazing admin who has amazing design sense) and I met with a designer at a furniture store and picked out some beautiful furniture. Then we got the bid back... it was over $11,000! While the furniture was beautiful, I couldn't justify spending that much on furniture and it would take a long time and a lot of houses to pay for itself.

The first place we went to was World Market. For those who have never been there, it's a bit quirky as it has handmade items from all over the world, food items, furniture, alcohol, jewelery, some clothing, wall art and glassware among many other things.

We were able to find some great items that will work with different styles of homes and different room sizes, here are some of the items we were able to get from World Market:

In total, for all of the furniture we ordered above we spent $2800! That's almost $8000 less than the big box furniture store.

We already have four projects lined up this year where we will be using this furniture, and our staging cost for those four houses would amount to $12,000. So this investment in staging furniture will pay for itself on the first house, and we'll make three times that amount back in 2017 alone.

So far we've used the furniture twice and did the staging ourselves, I think we did pretty good!

Since we're having a blast working on our flip and build project, we're likely to do a few more flips and should have more uses for the staging furniture this year OR we'll use it when we convert one of our properties to an Airbnb. More on that one later :)

  1. Nice! I've got my first flip on the market and the cost to stage was more than we could justify so we just put in a few items (some curtains, a mirror over the fireplace, etc.) as focal points. And then as we go forward to future flips, add pieces as we go, as you did here.
