Know Your Sweet Spot

Doesn't everyone want to be really really good at something in life? It could be a sport, a hobby, a random ability or even a character trait. The point is, most people would love to be incredible at something. If you do happen to have one of these world class talents, isn't it something you usually are inclined to do because you know you are the best at it and can do it with little effort most of the time? Why would the same not hold true in real estate? If you become very good and consistently profitable at doing a specific kind of deal type, exploit that advantage and repeat it as much as you possibly can. There isn't a need to approach other kinds of strategies at the expense of the one you are really good at. Testing other ones out to see if there is anything worth learning is ok, but not if it takes away from the one you are an expert at. Remember that your success in real estate is measured by your bottom line and if you have a niche deal type that increases your bottom line, be sure to never lose sight of that.
