​Top 3 Markets for Turnkey Investment

Every investment is different, from the strategy used to a particular market’s performance and the resulting outcome or successfulness. What I’m focusing on today is the market, and how different areas dictate which investment strategy you should go with. In some areas, flips do really well, while buy-and-hold works better in other areas. The same is true with turnkey. With this investment strategy, there are currently a few markets that are outpacing the others in terms of profitability and short- and long-term success. If you’re leaning toward a turnkey strategy, here are three of the markets you need to be looking at now.

Kansas City

Right in the heart of the Midwest, Kansas City is experiencing an economic boom right now. New industries are coming to the region, the job opportunities are diverse, and the city is transforming itself from a fly-over cow town to a legit major city with great restaurants, entertainment and more. With all this happening, people are flocking to KC to get their piece of the pie and take advantage of the low cost of living and low-key lifestyle. The housing market is on fire, with fierce competition among buyers and a fairly tight inventory of homes for sale. These factors make turnkey an ideal choice for investors, who can buy rehabbed properties at affordable prices and be virtually guaranteed renters the day they take possession.

Dayton

Like Kansas City, Dayton is also undergoing a major revitalization. The Dayton metro area is expanding, and population is starting to pick up after years of decline. Employment growth is higher than it’s been in years, with major industries like tech and aerospace bringing in tons of job opportunities. In terms of the housing market, inventory is solid, with affordable properties that appeal to a wide range of both local and remote investors.

Indianapolis

Indianapolis has become a popular choice for both turnkey providers and investors, namely because the area has lower-than-average home costs and is positioned for major growth in the coming years. Like other Midwestern cities, the cost of living is lower, and this combined with a growing economy and job market is contributing to Indy’s current upward trend. Indianapolis is also very appealing to renters. There are lots of reasons for this, but one that’s unique is that the city is the only one that allows renters to deduct rent paid. Factors like these help keep vacancy rates low in the city, which means awesome, cash-flowing properties for investors.

Using a turnkey investment strategy is a tried and true way to get into the real estate game, no matter what your level of experience is. I'm a little puzzled.  Why does "fierce competition among buyers and a tight inventory market" make Kansas City more attractive than it otherwise would be?  I get why it might serve as an indicator of attractiveness, but how does it make things better for me, as a potential Kansas City buyer?
