🔴Should I FINANCE this NEW real estate wholesaler's first deal?

Today I got a call from some incredible new wholesalers in my Tidewater area. They're young, doing deals and spreading the good word about financial literacy. Jason decided he didn't want to wholesale this house but he wants to actually do the renovation and flip it so he's looking for financing.  This will be his first flip and he wants to know if I'll put up the money for the deal. Let's take a look at it together to see if this is something I'm interested in doing together with Jason and his team. I'm always looking for strategic partnerships where all I have to do is bring capital to the deal. It's just part of being old and grumpy!
