Hi Bigger pockets friends....need some advice....

Working on a short sale.....Home value 400-420K

This home has a 1st 260k

second 70K

Third 189k----all add up to loans of 520K

What is a good starting point to offer the bank?

or this home may go to forclosure..none pending yet.
