How To Manage Your Own Rental Properties

As a buy and hold Real Estate investor I see a lot of new investors hiring property management companies simply out of fear. 

They don't want toilet calls, don't know how to do an eviction, don't know how to screen potential applicants, don't have leases, don't know how to collect rent, and a million other "what if" scenarios come to their mind. 

I'm a firm believer that you make your money when you buy and keep it through quality in house management.

The first rule of sales (people buy from people they like) also applies to rentals. People are going to rent and continue to rent from people they like. 

If you handle maintenance requests in a timely manner, do what you say you will, and hold up your end of the deal.. What's not to like? 

A nice perk of doing this yourself (building your own team) is that you don't get taxed for every single thing you need done.
