9% Cap Rate & Local Economic Stimulas

I am fairly new in market however if I were to make an investment I would like a return that would exceed the current CD rate and a property that has a good track record of retaining tenants. I would also study the local economic history and projection on the local economy. In addition I would look any economic stimulas in the future that would generate demand for my property to accelerate appreciation, that would be the closer.
