Selective Amnesia

We got a big packet in the mail yesterday.

It was full of 8x10 photos and a formal notice to end tenancy.  Nine photos are of damages that he is trying to blame our handyman for, but 3 were photos of damage admitting that the damage was done by occupants.  Making it very easy to charge for two door replacements even without a move in condition report, since this was a tenant inherited after a series of foreclosures.

The part he is forgetting is that no deposit transferred to us.  He actually explained that wrinkle to us during the inspection, that his deposit had been lost in the shuffle, and our rental agreement clearly states that there is no deposit.  Yet he keeps insisting on a deposit return.

The also forgot about his requirement to give proper notice.  Our state and our rental agreement requires 20 days notice before the end of the rental period.  So, he missed July 10th and had until August 10th to give notice for an end of August move out.  Yet he wrote a letter July 12th, which we didn't receive until 7/21, giving notice of moving out 7/24.  And expecting a refund of July rent.

It irritates me, and I'm sure we'll get irritated again when we see the condition, but it's part of the process...
