Deal 1 - 40 Acres
So in June I sent out my first group of letters. I focused on Northern California - disposable income and Northern Arizona - cheap land. My first motivated seller came from San Francisco.
The seller owned a piece of land that her grandfather had won in a poker game. She new it was worth 12K but wanted to sell it for 5K fast. The land was in the mountains of Northern California and had no legal access. But land was super expensive in the are and this was 40 acres. That is a HUGE piece of land. I decided to bite the bullet and push forward. I started marketing the land and was overwhelmed with offers. I ended up getting contract signed in 48 hours for 15K. So I made 10k in 5 weeks. I had flipped a house that took 7 months, I had over 100k tied up, and there was risk that things could go wrong. I was hooked and immediately went all in on my marketing.

Well that is the big question Brandon. There are several places where a lot of land is posted for sale so you can compare to what is on the market. Most counties have a list of recent land sales you can use for comps. But at the end of the day land is an imperfect market and you present the deal and see if you get any bites. I have some deals that I could have sold for a lot more and some deals I asked too much for in the beginning.
