All done...for now

My first rental is done and move-in ready.  I am very excited!  The new tenants move in on Friday.  Today I called the utility company to change the electric and gas to the tenants name. My utility company allows me to just call in the tenants information instead of them calling in. This is nice because i KNOW it gets done.  Funny thing, the tenants already called in to make the change!  I have a good feeling about this couple and things like that confirm my feeling.

 One outstanding item is the electric dryer hookup. I provide the gas hookup, but the tenant called me last week to say that they bought an electric dryer. They volunteered to pay for the wiring, and I accepted. I ran the electric 220v line over the weekend, but I'm waiting to hear back from the tenant about what plug type is on the dryer. I bought both types and will return the other when I hear back.  It will take just a couple minutes to install the outlet. 

 My next project will be to replace the roofs on the garage and front porch area. Those both have holes in them and need complete tear downs. We'll see if the weather will be acceptable this weekend to do that kind of work.

  2. Congradulations. There will be many good days ahead. But, there will also be some bad ones, count on it. Just keep the your end goal in mind and overall you'll love the experience.


  3. Congrats, Rich! You must be extremely excited about your first rental being complete! I haven't screened your tenants, obviously, but they sound pretty good. Good luck with it, and let us know how everything goes.
