TYPES OF FLIPS

1) REO’s (Bank Real Estate Owned)

As we all know the foreclosure market is at record levels and is forecasted to remain there for quite

sometime. Even if the foreclosure market levels off, there will still be more opportunities than all

investors can possibly handle. Short of the long – this is a tremendous opportunity.

Up till now it has been very difficult to take advantage of foreclosure opportunities due to the

inherent obstacles when trying to flip a foreclosure. The cash needed upfront to close with the bank,

and the title seasoning issue created when flipping to an end buyer.

Most investors try resorting to hard money to purchase REO’s. This is more difficult than it seems.

2) SHORT SALES

As we all know flipping short sale property can fatten your bank account – very, very quickly!

As a result of the record number of pre-foreclosures month after month, short sales have become

common practice. It eliminates the necessity of a foreclosure action and to some degree allows them

to control their losses. Most lenders will agree to accept the reduced pay off amount as long as the

seller (or anyone else) isn’t making money. This is the first hurdle in a short sale.

The only reason you would get involved in a short sale is to make money!

Many Investors use their own funds or hard money to purchase short sales and this creates thesecond hurdle, a seasoning issue on the resale. NOW you can eliminate these two major hurdles

8) THE 90% BUY/SELL

The program is based upon purchasing property at 90% of appraisal value and flipping it to a buyer

at 100% of appraisal value. You will be using the Owner Financing Program to attract buyers fast.

The seller will be contributing 3% of the closing costs to the buyer. This savings creates a very big

incentive for the buyer to work with you. The seller will actually be receiving 93% of the sales price

from you. The extra 3% pays the sellers contribution to the buyers closing costs. You receive 7% of

the sales prices as your flipping profit.

This is a very simple and powerful way to create consistent profits. This program will provide you

with a volume of business. You will consistently earn a handsome profit spread on each closed

transaction. You do the math; it’s very impressive! Obviously if you can purchase below 90% of

appraisal value then your profit spread increases. However, you will not purchase as many as you
