Long Term Rentals in the Marbella Area of Spain
There has been a significant increase for long term rentals in the Marbella area this is due to a number of factors influencing the property market within the Costa Del Sol area of Spain. The current climate for prospective buyers has not been helped by the current lack of liquidity by banks, thus rendering many buyers helpless when it comes to seeking finance for their new home in Marbella. Previous ability to gain 90% mortgages are in most cases a thing of the past.
There is also the fact that many landlords are being far more realistic when it comes to pricing their properties. Villas, apartments and penthouses are, in many cases being offered at much lower prices - a four bedroom villa in the Nueva Andalucia region of Marbella can be rented for under €2000 per month. This just would not have been possible a few years ago.
There are of course many people who have found themselves being "accidental landlord", having been overstretched during the boom years. Forced to gain income and have some money towards their mortgages means they have had to familiarize themselves with the finer points of being a lanlord.
Above are several reasons why the current long term rental market is booming in Marbella and in my opinion it will continue to do so as long as the current economic climate remains as stagnant as it is.

This is a lovely area of Spain and totally different from Barcelona or Madrid. If you get a chance to visit do so now that you can rent a Villa at reasonable prices
