Long Term Rentals in Marbella

The current property market in the Marbella area, particularly regarding sales, has been rather poor.  Even though there have been some relatively positive notes over the last few months, most people professionally involved with the property industry still see stormy weather ahead. The Spanish Prime Minister doesn´t appear to share this opinion, but the general consensus of Spaniards and residents feel that Mr. Zapatero is so detached from reality, his word counts for very little. An old friend of mine used to say, "some people are actually that far behind in the race, they actually think they are winning."

All of our prospective buyers have very little cohesive information about exactly where the property market is headed. Given that the Spanish Ministry of Housing refuses to release actual transaction figures, buyers are often going into negotiations blind. Never a good idea. Of course there are absolute obvious bargains around, but much of the property for sale can be difficult to place a true value on. To this end, some clients are opting for long term rental in Marbella, allowing them to keep their ears to the ground and, of course, try and get a better sense of where, specifically the market is going.

Most people give a certain amount of credance to the the Tinsa figures that are released on a monthy basis. Caution should be observed though, as they are a property valuers and any figures or statistics that may emerge are based on notional value, rather than the all important transaction prices. None of us can understand why these actual closing prices are made readily available, as this would give the transparency that so many buyers require. Silly really.
