finding cash buyers

So I am trying to write some sort of post once a week at least on a new tip which maybe repetitive on this site. I do appreciate all of the skilled professionals in this group.

 

i am still trying to master finding the cashbuyers who are out there can buy good investments from me when I am constantly worrying about title seasoning issues.

 

First, the properties I am looking to flip are low price ranges, my rationale is the people who are wanting these homes are probably going to pay all cash.

 With that said, as an agent I can pull all of the closings that have happened in the area of my target property for the last 6 months. If these investors invested in that zip code once they may do it again.

 I obtain a list of the buyers addresses that the tax bill is being sent too. I am able to create a post card through www.usps.com's website and automatically send the property I am looking to flip to that group.

 In the postcard, I lead them to my website where these listings can be found.

I also mention the exact dollar amount I need to net in order for it to work. I have also been thinking of sending a quick marketing analysis of the area so they feel confident that if they buy it from me they will be able to sell it for comparable values.

I also have been calling all of the "we buy houses" guys in my area and ask them at what % to they buy houses at (ARV).

 

I always have had a professional looking website and a toll free number to provide more integrity.
