5 Ways to Find Tenants

Here are some steps you can take to find tenants for your rental property:

1. Use online listing platforms: One of the easiest ways to find tenants is to list your property on online platforms such as Zillow, Craigslist, and Apartments.com. These platforms can give you exposure to a large pool of potential tenants and make it easy for interested parties to contact you. Apartments.com allows you to post bedrooms for rent and will push the listings out to all of their affiliate sites.

2. Utilize social media: Platforms such as Facebook have a marketplace where you can promote your rental property. You can create a post about your property and share it with your network, or you can join local buy/sell/trade groups or real estate groups to reach a wider audience.

3. Contact local real estate agents: Local real estate agents may also be able to help you find tenants for your rental property. They may have clients who are looking for rental properties in your area, and they may be able to list your property on their agency's website or through their professional network. You'll pay for this option so it may not be the best idea unless the other ways don’t work or you are really operating at scale.

4. Place a sign on the property: If you have a lot of foot traffic near your property, you may want to consider placing a sign on the property to advertise the availability of the rental. You can include your contact information on the sign so that interested parties can reach out to you.

5. Consider using a property management company: If you don't have the time or expertise to handle the tenant screening and leasing process, you may want to consider hiring a property management company to handle these tasks for you. A property management company can help you find qualified tenants and manage the day-to-day responsibilities of being a landlord.

Remember that a good listing with quality photos and clear expectations are vital to creating quality interest on your rental.
