How I Earned More $ In 1 Deal Vs An Entire Year As An Agent

Working As A Real Estate Agent

I worked an entire year as a real estate agent with high hopes of owning my own business and realizing my dreams of becoming a great entrepreneur. With zero success in the first three months I joined up with a team that was booming. After another 3 months of grinding I started to get some traction and got my first buyer into a house. Fast forward to the last 6 months and I had crushed it with a total of 10 houses closed on. I was supposed to have a bunch of money and freedom but instead ended up with neither. Being an agent broke me mentally and financially causing me to quit and move onto another hourly job I didn't like. It wasn't till a long two years later that I found an opportunity that would open the doors of possibility for me.

The Opportunity 

Luckily for me I wasn't completely lost and had made good friends on the real estate team. We kept in touch over the two years and eventually I came to a house they were working on to help out. We cut down shrubbery, took out flooring, and did general clean up of the property. My payment was getting to hang out with friends, learn a bit about demolition, and possibly the best tasting Taco Bell I've ever had. Little did I know they were looking for a partner to help grow their flipping houses business and I had just submitted my resume. With some discussion about plans for the future we made a company called Wichita Home Link and started laying the groundwork.

Finding The Deal & Getting Started

I had zero clue where to start. We decided on starting with bandit signs and bought 100 for about $1,000. I stuck them on every interception I could and waited for the calls to come in (not many did). Luckily a single call came in asking if we buy houses. Holding my excitement in I talked with him about his house and situation. He was looking to move in a couple months for work and didn't want to do repairs. Perfect, we set up a time to view the house and give our offer. The house wasn't in bad shape and was in a great neighborhood, it just needed updating. We calculated up the repair costs and gave our offer showing what we needed to work on. With some discussion with his family he accepted. We closed on the house right as they relocated and got to work. Demolition was the beginning and I hadn't the slightest clue of how to do it but I was excited. 

Working On The House

Unfortunately we didn't get to use a sledgehammer like I wanted and instead took everything apart systematically. Cabinets were taken out and sold, flooring all taken out, vanities, toilets, and a few other things. The downstairs was going to be my project since I hadn't done much work like this before and still needed to learn the ins and outs. I went to work and painted the downstairs for hours on end, being as detailed as I could. I must've done too good of a job because I soon found myself painting the entire 3,000 sqft house with little to no experience before this. We hired out contractors to paint the tall walls and cabinets, install the flooring, and everything else that I was ill equipped to do. It took about two months of constant work for us to remodel the entire house and turn it into a home ready for memories to be made in it.

Closing & Profit

We were very fortunate to find a buyer before the house even went up for market. Meaning we got to keep an entire 6% of what would have been realtor fees, 6% of pure profit, nice. The house sold and after calculating all the expenses we put into the house we came out with a beautiful profit of $48,000! After dividing that into thirds we all went home with a bigger check than I had ever seen in my entire life. The closing date was a huge eye opener for me. It took an entire year for me to earn a little over $14,000 in a year of real estate with me "crushing it" and in a short 3 months total I got a check for $16,000... 

1. I liked the work 10X more than being an agent

2. I made way more money for the time I spent on it

3. I finally got to own my own time.

There hasn't been a single day since that closing that I've thought about being an agent again. I'll forever be grateful to my friends and business partners who allowed me to join with them on this venture and couldn't be happier. We've done a couple deals more since then and keep growing with each deal. Our goal is to close 2 houses each month in the future and work towards it every day. I guess sometimes it just takes a big fat check in your face to realize what can really be possible. 

We've created a great looking website since then and still put out bandit signs, as well as auctions and a few other ways. There are deals everywhere out there, we just have to be willing to get the work done to find them.
