Now That You Have Picked The Mobile Home Niche, Whats Next

Now its time to decide how much money you want to spend on a mobile home

If you plan to buy a home to rehab like we do may I suggest you stay under the 10k price point, this number works well in my area but you may need to adjust up or down depending on your area.
Most homes we buy are in the 2-5k price point in our area, the most I have paid for a home is 6k, as I am currently looking for another home to rehab it appears the homes are getting harder to find due to the factories being 6 months to year out on new homes so people are not wanting to purchase new right now due to the covid pandemic, hopefully the factories will pick up capacity soon.
If you do Not have that much money to spend then I would suggest either save the money, or something I don't recommend but I know it has worked for many investors in the past is to put it on a credit card, if you can't use credit then you will need to find a seller that will finance the home for you, most sellers will not do this but its worth asking. Another option to get the cash to start investing is to wholesale, you will need to know the numbers well in your area so you can get a home under contract and sell to an end buyer like us so we can rehab it and sell for a profit, whatever type of investing with mobile homes you decide to do I would suggest talking to the park owner before putting anything under contract to avoid them giving you a hard time plus you will need to know the park requirements before finding an end buyer to make sure they will qualify.
