In Contract! - FLIP Series - SW Columbus, OH: Part 3

To recap, here is what this house looked like in December 2018:

After 3 months, lots of hard work and coordination and about $55K, here's what she looks like now:

We listed it 2 days ago, received multiple offers above listing price ($146K) and are now in contract at $155K. The deal is contingent on successful inspection, financing and appraisal. 

In the end, our actual rehab-only cost is $48K with about $4K in holding costs (lender, utilities, insurance, etc.). We had several unforeseen expenses like the crawl space pump out and sump pump install, new HVAC parts, higher than expected clean-out cost and newbie omissions like baseboard, trim and doors.
