What is "Financial Occupancy"?
Financial occupancy is much money the property is receiving in rent compared to the total potential market rents. You may have a high physical occupancy, but if nobody is paying their rent, you will have a low financial occupancy. A good property manager will not only strive to get the physical occupancy high, they will also strive to get the financial occupancy as close to the physical occupancy as possible.
So next time you're interviewing a property manager, test their knowledge with this new term!
