And so the year ends...

It's been around a month, maybe more, but here is a quick update and status of how it's going.

My house sold on the 15th of November. I walked away with more than I was expecting and being a long time hold, I had insurance and taxes come back to me so all in all, a great transaction. This means I am now looking for a flip project. I'm looking for a hard money lender as well to try and finance it for the time I rehab it. Currently this is my strategy for the coming year or two. If I can get moving fast enough, maybe less than 2 years.

I've already started looking into wholesalers, real estate agents, ETC. Come January I'll be looking to find my first flip of the year.

As for other things, I just went to another Meetup last week. Great meetup, kind of a "Year End" and "Success Story" meetup where one person flipped 14 houses in 11 months. After a 2 month search for her first house, that's pretty damn fast. And they had less time than I did. So. What's my Excuse? I have a partner who isn't ready and together we'll be 50/50 on the first few houses while we learn and share the risks together. Once that's done, I'll probably go full steam ahead and try to flip 4 houses next year. My current Goal is 1. If I can't meet my goal, I'm obviously not into this. If I shatter my goal, I should be able to prove to myself this is something I'm in for the long haul. I'm hoping for that as I really like the idea of being able to get to a point of passive income.


So that is all for this Months Blog. Updates will come faster once I get more things going on. Right now I'm still working on my Real Estate License. I know it's an age old war on weather you need it or not. I'm doing it for 2 reasons. My partner (who's opinion matters a lot to me) wants me to get it in an attempt to get back at least some of the commission and eventually, sooner or later, I'll want to use the tools that Real Estate Agents have access to. I already have an agency that I believe would accept me as an Agent but I don't know what kind of deal I would have to swing. We'll see. I know I won't want to be an Agent to just anyone. More of doing it for myself and possibly Friends/Family.
